I would just Google it. I'm from Texas and we have different courses here. I think the general information is the same. I took mine online, but I don't really like sitting in classes. Depends on what the best way to learn for you is.

First, a real estate agent doesn't check for liens, the title company does that. And most agents make 6% of the house price. The 20% down is a requirement of the bank and it doesn't go to the real estate agent.. Based on the things you've said, I really suggest some more research. Might be a good idea to take the real estate course.

So a lot has to do with your situation, what type of properties you buy and what you plan on doing with those properties when you do whatever it is you plan on doing with them.

I rent, but I think my case is unique. I work offshore and overseas and I'm only home about 3 months a year. When I'm home, I don't want to do maintenance or deal with the house. A rental, when the air con is out, the landlord deals with it, not me. I don't mind paying for the peace of mind.

Sorry @Mitzi Castiglione. I guess I assume that everyone is familiar with BRRRR since they are on BP. I like it because if you buy the house correctly, then you can take your same money and use it over and over again. Since you are looking for long term residual income, it makes the most sense.
