can i use in the lease agreement rule that no fire arms  can be stored at the property?

I have been doing framed cut outs behind showers for easy access and shut off valves on each shower

@Jonathan R McLaughlin: i definitely agree on the importance of a strong lease but we tend to use more of a legal language in the leases and I think that a "rule book" or "handbook" that uses more of a plain English would help tenants to understand some of mechanics of a house and how it may potentially affect them - you are right, they should care more if they see how it may affect their quality of life. 
I get quite a few tenants that move from NY and NJ into our area and used to living in apartments. they really dont know a lot of those things. So, my goal is to compile "a guide" or how M Butler in "Landlording on Autopilot" calls it Rent Talk. I love the list that Nicole A. posted - I had a long argument with a tenant before that "flushable" wipes are actually not very flushable and it is the reason her toilet was clogged (there was a dozen of them floating in the bowl). 
that is why im looking for a list of things to discuss with the tenant before moving in

 - i just quoted IRS to give an idea where i came up with 5 year life span :) habit to cite sources from college days - I dont think that tenants would enjoy seeing mentioning of IRS

hello BP!

im in process of compiling "house rules" book and looking for suggestions - what do you include in yours?

some of the items i want to put in:

- reminder of life expectancy for certain items - carpet, appliances etc -no less than 5 years (based on 5 year depreciation, defined by IRS publication 527 )

- cold weather advise - what to do for water pipes not to freeze 

- defying emergency and ways to communicate issues

- garbage removal and upkeep of the outside 

- im looking for proper wording on  "not clogging the drains or proper use?", especially given that some of my properties have grinder pumps

please share yours!

i have to agree with Nicky Reader - there might be environmental causes, not ghosts. i would not in a million years believe a ghost story, except, when my mother and i started "hearing" cars started in the driveway and "seeing" a truck pulling out - i didnt own a truck! we leave in mountains and have a radon pump in the house - we turned it off accidentally right before "the truck" hallucinations began.  never happened again since we promptly turned the pump back on. have lived in the house for more than 10 years now. 

make sure it is not mold, radon, co2, etc. then proceed with the eviction notice promptly

i believe Great Danes are on the "blacklisted by insurance companies" list. you may wan to check with your insurance carrier.
