welcome to BP! i suggest listen to every single BP podcast - it will show you how many different ways to be involved in RE! just give Josh some slack for picking on Detroit LOL. 

pay attention to books the guests suggest, so so many great books; and of course, ,read Rich Dad, Poor Dad by R Kiyosaky

hello Darnell

get current on all of your outstanding debts by calling the debtors and restructuring the debts into affordable payments; get rid of most of your credit cards, get a secure card and ALWAYS pay everything on time, preferably 2 weeks before the due date.  you will be surprised to see how easy it is to repair the credit score without "credit repair companies".  

keep saving as you wont be able to obtain financing in the near future then buy RE for cash, this will be your collateral in the future transactions. 

another option is to look into FHA loans and do house hacking.

I have family members that im employing (currently as independent contractors, they will be paying self employment taxes themselves at tax filing) and wanted to create a management company to  write off emplyer's portion of self employment taxes as a business expense; and with the hopes to do the same when i have to pay myself self employment and/or purchasing health insurance. 

@Eric Carr - luckly PA doesn't charge extra fees for LLCs besides the filing fees;

hello BP!

i realize this topic has been discussed before but i have a little twist on this question.

according to PA law one does not need a re license to manage own properties. what if i create an LLC that will manage properties that i and my holding LLCs own (and ONLY those properties)? in other words, a management company (myself as the owner) managing properties that i own or have majority interest in. would a real estate license be required for the management company? Real Estate Commission was not able to answer this question :) thank you!

@Dani Z. I'm female and an immigrant, so, double wimmie. Yes, the field is male dominated, yes, contractors always ask where is my husband and what he thinks of xyz. However, hanging in on specific words used in a post, is not going to help females to be taken seriously; making a drama over it is not going to help females investors to be taken more seriously. Even more, I believe it's doing the opposite, making us look like drama queens. Can we please just talk real estate, what we come here for and drop the dramatics, maybe then, we can be taken seriously.

@Jen Simbolw For stoves, go with coil burners, not smooth flat top. Easier to change a single burner and flat tops scratch like crazy Absolutely no ice makers in refrigerator!

@Fernando Pena if you are thinking of selling, do it fast. Monroe county is doing a tax reassessment, starting 2019 school year, and by the looks of it, the tax bill might be significantly higher (some say ~40% more). it might lead to a higher number of houses on the market. PM me if you need an agent here.

@Jeff Nishimura welcome to BP. you will find an enormous amount of education here. Rich Dad, poor Dad is great ( read it 5 times) but there are so many! e-myth, the millionaire next door, one thing, just some that come to mind. and of course BP books! I've listened to all the podcasts, some several times. at every turn of my journey, they bring more and more insight! wishing you and he best on your RE journey!!!
