If you use subject to or seller financing because you have no cash to purchase the property, but until the house is sold your are responsible for making the monthly payments to the bank. Correct? Just trying to get that clear.

@Jon Holdman    @Jackie Lange  By wholetaling I mean purchasing a property from a motivated seller for less than the as-is value and selling it to an investor (hard money or cash buyers only) for 100 percent of the as-is value.

@jonholdman Yes finance the double close for me. I could do a contract but I want the seller to have the cash ASAP and close on a day that they choose.

Cash and hard money is what I hear is best. If your numbers are right you should be able to sell it for 100 percent of the as-is value fast off of the MLS.

Hello, My enlistment is Air Force is finished at the end of this month and I have decided to become a Real Estate agent in Austin.
