@Mikael Anwar That is such a great book! It's been awhile since I read it, but Kyle is right. It would be all of your costs before the tenant placement. This is usually a bigger deal if you have to rehab a property first meaning you'll have both rehab costs and have to pay for utilities, mortgage, lawn maintenance, etc. during that time period.
Best of luck in your investing! Have you read the Book on Managing Rental Properties yet? It's a great one if you plan on self-managing! Highly recommend.

Hi Ali! Congrats on looking into house hacking in Norfolk! I would definitely use FEMA maps to look into flood zones. I would avoid flood zones (and even properties near flood zones) if possible. Do you currently live in the Norfolk, VA area?

Hi Ronnie! I'd say it all depends on what you're looking for from your coach. I did the self-coaching program from Brian Buffini and it was great to get a solid start! Buffini also offers one on one coaching if that's something you'd be interested in as well! I haven't personally done the one on one coaching but I've heard great things about it!
I'd also recommend finding a few successful people within your brokerage or some successful teams that you could join in your area. It's always great to learn from people that are already rocking the business near you.

I think it really depends on how active you are as an investor. There are lots of fees that come with being an agent, but if you're doing 20 deals a year, then it can definitely be worth it! If you only are purchasing once a year, then it may be worth it to wait.

Hey Dylan! I'd suggest doing whatever works best for you! If you have the time and space to wholesale for your own deals, then definitely go for it! You could even wholesale off the deals that don't work for you.
If you have another full time job or anything else that prevents you from being consistent with it, feel free partnering with up with a current wholesaler. Just make sure to still do your due diligence before closing on the property and you'll be good to go!

Hi Luke!!! Congrats on such a solid financial foundation! You're off to a great start!
You don't need a license, but you can get one later on if it would be beneficial for you!
What are your goals? Are you looking to flip or buy rentals? I would definitely suggest starting with education through podcasts, books, youtube, etc. Once you feel confident with the basics - start building your team such as lenders, real estate agents, and contractors (if needed). And then you'll be able to rock and roll with putting in some offers!
