@Shane Connor makes a good point. I started as an LP and it was a good learning experience. You can certainly get into syndication without being an LP first (many have done it). But, being an LP was a valuable experience.

@Wesley Davis agreed on Joe's book! Well worth a read. 

@Greg Dickerson is absolutely right about the quality of many markets in NC. I am focused on Winston Salem & Greensboro. I am concerned about Charlotte's massive Class A construction over the last few years. I think in the next recession that will impact B-/C+ class properties we're going after more than anything else. 

I had a conversation about this with a broker, I recorded a video about that conversation, and sent it to my investor list. You can get creative with content to stay front of mind with your investors.

Others have made great points already, that you should drill down into a couple of MSAs/specific markets to compare.

If I were to respond more directly, I would mainly avoid Florida. Florida real estate got whacked hard during the last recession, perhaps that could happen again?

 One tried and true method of getting in is to raise capital for others' deals. Many folks have gotten their start by doing so. If your mentor will let you do that, there's an option. Talk to a lawyer, it's something to consider.

@Gail Longenecker you need to find a way to grow the net income of the property, by raising rents or lowering expenses. Otherwise you're waiting for inflation and market appreciation, which nobody can control and which produce very poor returns.

Assessor values do not have a bearing on the value of the property, outside of the tax bill the value translates to. When this property is sold the assessment value might be corrected upward.

I would go with the house hack, as long as you can make it cash flow while you're not there.
