@Jacob Compton I'm a little late to this post, but here is a good Forbes article about natural disasters and flooding specifically that would be helpful for the future - all of these crazy storms in the Midwest keep coming out of nowhere! Flood insurance you have to purchase separately unfortunately, however, you are lucky it was only the basement because if it was more that would not be fun to deal with. Best of luck!

@Katie Hendrixson When it comes to naturally occurring events - usually natural disasters are where more coverage will come into play. For example, a lot of landlords have to purchase landlord insurance separately from their basic rental property insurance. This is also where renters insurance comes into play to protect the tenants belongings so the money doesn't fall on the landlord (requiring renters insurance is key here) - here is a great Forbes article that talks about natural disasters and how to prepare and minimize costs along the way.

If you're looking for tools to use I would check out the landlord resources tab on Bigger Pockets - under tools, then services, click on landlord resources and there are some services listed there that are free to landlords and should have background checks for commercial tenants - I think it's still important to pull their personal information as well though regardless of if they are a commercial or residential tenant. @Ari Siesser You could consider keeping Quickbooks, the cheaper option, and then using a free service like Venmo. With most people having smart phones, it is much faster and easier to use an app to quickly pay and then transfer to your account!

@Yannie Ko I'm sorry you are frustrated! Being a landlord is definitely not easy, but it can be well worth it in the future. You say you are having trouble finding good tenants? I'm wondering what type of tenant screening you use. Besides doing a criminal background check and credit report, doing things like meeting them in-person, checking to see if their car is clean, and just getting to know them better are some ways to ensure you have a trusting tenant that is a good fit for you and your property. Also, if you are having trouble finding tenants at all, market syndication is probably a good idea - this means using a property management software that will post your listing on all the major websites! @Jeremy Keone Aloha! As a landlord/property owner, there are a lot of deductibles you should be taking advantage of - a lot of them are under the wraps, however. Here is a helpful article from Forbes that talks about certain deductibles for property owners specifically - hopefully, this helps you get more info and be prepared for next year. @Rich C. I might be a little late to the party, but having an individual policy for renters insurance is the smartest thing for them to do. Most likely their valuables are just theirs and they aren't sharing with their roommates if that makes sense. Renters can find policies as low as $15/month which in the long run is better than having to replace all of their nice things like computers etc. Ultimately, they need to protect their things and their roommates might be responsible for something like theft or broken items which they should hopefully be covered under.
