Hi Steve! What was said above in regards to PA vs. DE would also be my advice. Better quality tenants in PA for the most part, but seems to be easier to get into DE. We hold most of our properties in DE currently, and there is A lot of opportunity in DE at the moment. We are members/coaches/speakers of the REIA group here in DE as well. Feel free to reach out if you have any questions about it! Definitely a huge asset information and networking wise for someone just starting out.

Hi Kevin, I haven’t ever been charged to turn them on. Have only been charged for usage. If you’re just utilizing it for the inspection, it shouldn’t be too much. Keep in mind that for rentals you’d have to have the utilities on for showings, etc. So it may be easier just to keep it going if you purchase the house depending on the time frame.

Wondering if anyone has any recommendations of contractors that are reputable in New Castle County, Delaware. Specifically looking to change our contractor use in regards to:

- Handyman-type work (GC)

-Landscaping

-Roofing

Hi All, Had a section 8 tenant who says that a child outside on the street (not her child) shot a beebee gun at a living room window, and the window is cracked. How would you handle this? Do we replace and charge the owner? Do we tell the tenant it is her responsibility? Do we tell the tenant we will replace it but charge to her? The tenant says she called the police and filed a report. Thanks in advance for the input!
