@Xiao Xiong the Fresno/Clovis markets are great to invest in and good job saving up $150k to invest with. I am local investor and realtor to Fresno and Clovis. with that large of a down payment your LTV would be 40-50% so you should not have any issue cash flowing. There are some great areas of Clovis that we have had lots of success in because they are safe areas yet older homes so the prices are remaining low and rents are still strong. You may also want to consider holing onto maybe $10k-$40k for remodeling the home you get. Being open to this will allow you to potentially get a better deal.

Hi Dinesh,

I live and invest in the Clovis/Fresno market and love it here. The home prices are still reasonable, but we are still seeing really good appreciation. There is a supply shortage in new homes thus making rentals in high demand and driving rents up.

If you have any questions I would love to connect. My wife and I have a Real Estate Team of 10 people, a construction company, 10 doors of both long and short term rentals, and we usually have 1-3 flips going on.
