I’d be interested in knowing where your property is in Fresno and what you’re getting for monthly rates on MTR by the room? I’m local there and have MTRs but not by the room

Fresno still has cash flowing investments for a conventional investor. If wanting to use the 3-5% primary loan and house hack…then it’s likely to be closer to a break even investment due to higher loan amount and mortgage insurance. I would also consider doing a value add project so you can get something a little under market value.

Fresno market is starting to heat back up after a couple slow months since the interest rate hikes. We are seeing $/sqft creeping back up to its peak about a year ago. We are still actively buying here and believe the market will remain strong and appreciate. Fresno is unique in the fact that you can get cash flow and appreciation with same property compared to SoCal and NorCal areas.

Congrats! Thats a great project. Sounds like you got a good deal! Looks like you have possibly built up some equity on the project...have you considered pulling some money out (BRRRR) and doing it again?

Have you considered managing yourself using the bigger pockets pro tools? They have lease templates and management software included called rent redi. We have been using it and it’s been working well for us so far. Especially early on in your investing career I feel like I have learned a lot managing our own properties, not to mention the 8-10% savings. 
I am local so happy to meet in person to show you how to use the BP tools if that helps.

I live here in Fresno/Clovis and the Short term market is doing well. The demand has slowed down a little bit and a lot of the airbnb listings are mid term rentals since we have 5 major hospitals near by and the travel nurse demand is pretty high. Hope this helps! See here an example of what you could get out of a condo in the Fresno Area. $250k and would rent for about $1,800/month. Let me know if you'd like a little more info or to discuss further. Hope this helps!
