I think you’re right on track with Tulare county being a growth market. I’m from the Central Valley and we are seeing lots of expansion right now because of our affordability compared to So Cal, Nor Cal, and Coastal Areas. I do think the rents are lagging a bit and of course todays interests rates really put a damper on cash flow but there are still cash flowing properties out there. What data are you using to estimate market rents? Have you considered rate buy downs to help cash flow? If you’d like to discuss more please give me a call and I hope your able to find that next investment.

Michael, your right its not much of a vacation spot. It would be to target travel nurses which there is a strong demand for in this area.

That number is coming from AirDNA. Open to any other methods of projecting STR/MTR monthly rents.

Andy,

Yes there is a special financing program for ADUs. I currently have 2 clients that are going through it and also building some ADUs myself. I would be more than happy to share any knowledge and insight. Fresno/Clovis is good market to invest in, turnkey vs rehab will likely depend on what capital you have to work with, can help guide you there as well if needed.

Try the California Apartment Association. Lots of good resources here too. Also, some property managers will help you get the apartment leased for a fee. Then you can take over management of day to day. https://caanet.org/

If you are bigger pockets pro member you get access to leases and the management platform rent redi. We use both to manage our rentals and have been working great. I am here local in Fresno if you want to meet to go thru using the platforms.

Love the comments here! I'm actually in process of building 4 ADUs and 1 JADU in Fresno/Clovis. We have real estate team and construction company so more than happy to lend any bit of advice I can. 1 bed ADU in decent part of town will rent for $1,200/month. For us it's no brainer. There are even pre supplied plans from the city that fast track the process…and those plans are free! For those that build on their own properties, there is a company that will lend up to $140k for the buildout at rates in the 3% range (gov funded). Lots of opportunity here in my mind!

Have you looked into other markets in CA that cash flow better than LA? Since your hiring property manager to take care of it, you may be better off finding something in a different area.
