Jim I would consider a cash for keys agreement as well if I were you. May cost a little more but could save you time getting tenants out, it ensures they leave property in current conditions, and safe guards you from having to do evictions. CA is tenant friendly so on all our flips we try and make nice with tenants and work with them. Usually for a few thousand bucks you can get them to agree. We have found that it’s a better alternative to evictions. Just my opinion though.

Yes cash flow is tough across the board right now. I would recommend taking on some sort of value add project (depending on your comfort level with rehab) so you can buy under market value to help increase chances of cash flow! We are still finding LTR with Cash Flow for our clients with 20-30% down, just have to look a little harder and be ready to act when they come on the market.

Sipan, we are in the process of transitioning our MTR to LTR. There is still a demand but we felt the prices normalizing and our cash flow wasn’t so much higher than LTR with the increased workload of MTR. I do know people here doing it full time very successfully but they are very experienced. Do you have a rental here your considering changing to MTR or considering a purchase as an MTR?

Thomas, it will be north of $150,000. But without more info it's hard to say exactly. Need to consider the rental value it will bring. It's true that appraisals seem to value ADU low, but I think that will change over next 5 years as more and more are built and we see more ADU comps being sold. If building on your primary there is a very cool loan program to help primary owners build ADUs. I have client that got $140k loan for 2% interest. Let's discuss further if you are interested.

I’d be interested in knowing where your property is in Fresno and what you’re getting for monthly rates on MTR by the room? I’m local there and have MTRs but not by the room
