Northern Tool carries them at a much better price. Make sure you install 220v. 110v will kill their heating budget.

Wait! Your tenant called you yelling at you for being on your property and they still live there? Something's wrong with this picture. If one of my tenants called me, yelling about anything, they would not be one of my tenants. You apparently did not put the fear of god into them when they signed the lease agreement, otherwise, your tenants would be treating you with the same respect you treat them. Remember what the term "Landlord" means and what it used to mean. Sounds like you have a lot of work to do on your customer relationship skills.

In my little city, you need what's called a dwelling permit. Once the house is rehab or rental ready, we have to contact the Health Dept and they come out to inspect it. After that, it has to be inspected by a contracted inspection company every year. I have had many things pass at the health Dept and then a year later, contract comes out and fails me for the exact things that passed. When you fail, you have to fix it and for $35 bucks they come back out and inspect. It sucks!

Here is the problem with add-on's. A Sec 8 tenants rent is largely based what they can afford including utilities. Now you add in these extra's, you maybe ok, but the tenant is committing fraud, because they did not reveal these extra expenses. If the tenant does reveal these extra's, then the amount of rent they can afford will go down and there is no negotiating with our Sec 8, they will pay what they are allowed to pay. If someone wants to pay for these extra's for the tenant, such as a parent or sugar daddy, then legally both are fine.

Looks good Tim. I usually go with a little darker color. I believe it's a Walnut brown, MikeOh recommended it. Looks nice.

I wasn’t attempting to be comical and in my hypothetical story, since Sec 8 is paying $400 a month of her rent, she is not responsible for that part. As far as this girl thinking that she is entitled, think about my story. Sure, she made a mistake of being knocked up at 21yrs old, but, she is a single 21 yr old, working part time and going to nursing school full time.
I have a hard time putting her in classification of being one of those lazy welfare folks who do nothing but sit around and live off us taxpayers. She is the perfect example of what Welfare and Sec 8 should be used for.
She was renting a small house for $375 a month in a bad section of town. It was so bad, that every time she left her house, someone would break in and steal everything she owned. Having a new baby, she was able to get her Sec 8 voucher and move to a much safer area of town.

It seems like this concern shouldn't even really be a problem to begin with. When I buy a vacant house, one of the biggest problems for me is getting the gas turned on. It never fails that the gas company always finds something wrong. I fix it and they send another person out and they find something else wrong. I finally just started tearing out as much stuff that I can that uses gas. The reason I say that this is a strange issue is because, the gas company ALWAYS does a pressure check on the lines inside the house before turning it on. This includes the line going out to the road and the line coming throught out the house.

Jon to think that I have been disconnecting the main at the meter coming into the house for years and a simple piece of bread would have done the trick.. Great idea. I also carry a bucket full of tools, not a box.
