Wondering if any wholesalers or other investors have used this software service, REI Reply. Seems too good to be true and wisdom tells me that it probably is. But hey, maybe they've cracked the code or something. I think this is a relatively new service, just kicked off in April.

Hi, I’m a new investor in North Carolina. I bought my first property in December with a 20% down conventional mortgage. Its cash flowing wonderfully and I’m eager to get the next deal done.
While I'm thankful for my first property, I know BRRRR investing is the way to find financial wealth and freedom. I'm good at finding deals, running numbers and talking with sellers, but I have no access to money for deal funding.
Are there any good tips or articles on how to find private lenders? Meet Ups I should go to other than my REIA group? Etc.
I hope this isn’t perceived as me exclusively asking for Private Money. Rather I’m just asking for tips and advice on how to find private lenders or people that would be willing and open to funding my deals.

Post: Paperwork & Attractive Cash Flow

2 Questions/Topics:
1) This week I started making cold calls to sellers and I've actually found several possible deals that I want to make offers on. Problem is that I don't know what kind of paperwork, where to get the paperwork, etc. I need in order to formally submit make an offer without an agent. If it makes any difference, I'm looking at doing owner financed deals. Does anyone have any resources where I can find all the paperwork I would need? And what kind of contingencies should I put in there (passing inspection, appraising at a certain level, etc.)?
2) I find a lot of houses that are producing great cash flow, but I might not be able to capture any equity in the deal during the purchase. Does it make sense to do this? For example, the other day I found a 2/2 duplex (4 bed/4 bath total), for about 41k and it would cash flow $600/month. After I would get my own tenants in there I bet it would cash flow more. Retail value of the home is 41k, its what the owner would want. Does this make sense to do? I'm a new investor, only have one property, and don't want to buy a bad deal just because of attractive cash flow.

Hi, My name is Tucker Cummings & I'm based out of Raleigh, NC and investing in the Fayetteville, NC area. I just bought my first property in December using a 30 year, conventional loan with 20% down. While that was great, I'm hoping to find and finance more seller-financed opportunities. I don't know where to get started and am hoping investors in here might be able to help me.
- I've heard on several podcasts that people download public records to find properties that are owned in full by the owner, making them good candidates for seller-financing options. Is this a free or paid service? Recommendations on services to use and how to use them?
- Other recommendations on how to find outright owned properties?
- I've heard on these same podcasts that they start out by doing a postcard/letter to purchase. Any other recommendations on outreach?
- What kind of terms do you offer?
- How can I get a contract drafted for both parties? Where do I go to have that reviewed?
- Do seller financing options work if you're not going to do a BRRRR strategy?
