I have been busy in school reading and writing papers and that has taken up a [b]lot of my time. I have been working with my property manager in Arizona to paint the interior of my vacant rental in Sierra Vista.
For my property in Louisiana I have working with the property manager to make a few repairs on the house (central air installation through home depot - no payments for a year with my home depot card so I can pay the central air fee over the year).
So what did you do last month?

Last month was busy for me since I'm in school but I did get a few things accomplished.
I wrote about a real estate meeting that was held in Kansas City, Missouri and had a great time making contacts and meeting some great investors such as Linda Pilgas, Kim Tucker and others.
I talked to my mom's accountant about assuming her loan and the deal is in the works. I'll provide more details when the paperwork is complete.
Lastly I joined author Diane Kennedy with Numis Network to make a little extra money each month.

James Vermillion Once again congrats on the transition and service! I'm planning my transition but have a few more years to go.
I think these threads keep people accountable as well as encourage others to take action. A person can only read so much about real estate for so long. Sometimes we all need a little "push" every once in a while.
Great to see a lot of people on the forum taking time to work out. I've been a fan of working out with weights since I was 14. I run a few times a week and currently on month two for the Insanity program.

I'm about 90% done setting up the house after moving in late June from Louisiana to Kansas. Really like the area and started school today. I'll be limited on time since I have homework to do but always looking for a deal. Also started my son in Tae Kwon Do and on month two on Insanity. Later this month I'm attending a RE conference in Kansas City.
So what did you do last month?

I had a loan approval for $30,000 from Capitol One in December last year. They may be another lender that could be available.

I retire from the Army in four years and told my wife I wanted to do real estate full-time. Many of you can guess how she responded to this. [b]#!?%
She insisted I still should find a JOB. I was thinking about this and really don't another JOB. I plan to pull all of my rentals and manage them myself and will start slowly since they're in different parts of the country. I'll most likely take one property at a time. What would I need to do to get a PM company started?

Post: Mom wants me to take over her loan, how can this be done?

A little background on the story. I have been paying my mom's mortgage for the past decade or so. I pay the bank directly. She is retired and called me last night and wanted me to pay off her 15 year loan and take the property in my name. I don't want to come up with that money on the purchase since I'm fine paying the mortgage monthly as is.
Is there a way to legally take over the loan? I thought about calling the bank and see if I could assume the loan since I'm already paying for it.
Any suggestions?

I'm still getting my house set up but in the meantime I have been doing a few things to get to know the area better:
1. Drive around to and from work taking different roads to check out the market (homes for sale, rent, and investor signs)
2. Running down different blocks in my neighborhood to see what the area is like and finding out what homes are for sale, rent, etc
3. Talking to my property manager who retired from the military and now does PM. I plan to meet up with him one day.
