My name is Erica I am a licensed REALTOR in Savannah. I have a client who is looking for housing with the following conditions:
-Owner-financing and/or lease to own
-400-500/month
-one-story
-30" wide exterior doors
-Location flexible, can be in the greater Savannah, Hardeeville, Bluffton, Beaufort area
My buyer is "able-disabled" mostly wheelchair bound and on fixed-income, she will be getting a grant to make ADA improvements to a home in 18 months. She only requires single-story and exterior doors wide enough to enter with wheelchair. No other ADA features of a home need currently exist. She urgently needs to find something ASAP.

@Justin Howe great timing for your question since I am in the planning stages for my first direct mail marketing campaign. How are you scrubbing your list sources to find " absentee owners with 30%+ equity and at least 5 years of ownership" do you have a system? Best, Erica

Hey everybody:
I'm trying to get set up correctly with my real estate investment business and I have a question.
I just got my GA RE sales license in June, and I just formed my LLC in April so I can flip houses and grow my business credit (personal credit is shot), and for tax benefits. I intend to use my car mostly for business purposes. Should I put my car in my LLC name and get business auto insurance? Or do you keep your car in your personal name?
What is the best way to deduct mileage and auto expenses?
