I was asking to be sure, me and my partner want to be legal in this business, I don't have time to lose sleep at night worrying....

I am new to this chapter in my life.  I recently opened my Real Estate business and I have found a few properties.  Currently i'm doing my due diligence and researching them to see if they are good deals. A lot of them are either gutted out or really distressed.  I need a really really good contractor to give me good estimates and maybe to pass along to a rehabber.

You guys have been helping me and now I'm ready to get off this fence.  This weekend I did some drive by's and found 10 properties.  I went home that night a did my due diligence and research.  My contracts from my lawyers should be in this week and I'm just building more of my power team.  Thank you all....

I can't wait to work along side you guys to help each other and families.

Thanks for the really good information.  I just really wanted to be sure.  I don't know what to say to home owners when they come to me asking for help, when right now in the beginning of wholesaling.  I'm currently learning about other  ways to help others such as Lease options, seller financing, multifamily investments (rentals).

How would you know if you are new, if the cap rate makes sense?  How do we calculate this, or should we be looking at other factors?
