I will be calling Real Estate Agent and looking for contractors. Should I start with Agents in my area? And my next question is as a wholesaler when I come across my first deal, what to say to a motivated seller when my price is lower than what they owe?

I know that I asked the questions but I also kept researching for the answer... I found a website, but don't know if I'm aloud to post it here on BiggerPockets.  Can a moderator help me? 

I see why we need others to help, cause if I can't do owners financing, it would be nice to know who could provide that service to refer to, so we all can help the owner. This business is not only about making money but helping others, and I really enjoy that part.

I was reading on a blog from someone in Maryland. They mentioned a few years ago that wholesalers can not wholesale owner financing deals.  Can anyone confirm this, or point me in the direction of how to find out the law on this question.

Also how would I wholesale a owner financing deal?

Thanks for the example, when starting off as a newbie, its great to see and read how a deal might go, every deal may be a little different.

Hello and I am very new to the real estate wholesaling world. Congratulation on your deals.

What does CL, FB, and JV deals means? Did your 4 plex need repair and if so how did you estimate the cost, (did you have help to walk you through)?

Thanks... I ask because, I have asked others what they provide and how I can help.  (So we can help each other) But no one answers me back.  I have to be doing something wrong. Iam willing to even shadow people to not only learn but to find out how I can help in return.  This business is not just a one man band and it will take others for all to succeed.

Can you help me find words that could bring people to work with together?

Thanks for the suggestion of the book, and yes I just ordered it.  Do I have to know what house or where it is located before getting approved?

You are so right.  I'm trying to learn the steps or ways, but once I believe I have it, then there is another way.  When I get my first house... what to do next..., lol not funny, scary.
