I'd recommend self-management if the property is local.  Tenant selection and developing skilled trade relationships are key.  I've been doing it for 12 years and never a 2am clogged toilet.  I'm guessing I spend 10 hours a month on 26 SFHs.  I have no doubt that I would have more headaches w/ a PM than w/o.

The realtor makes their money on the commission.  If you finding a lower cost loan affects the relationship, it's not a relationship worth losing money to maintain.  I'm taking the $70 a month.

I don't know about Ohio, but the process is very simple in NC.  I'm talking 8th grade easy.  Search youtube and the secretary of state website.  Likely one form and a $200 fee.

Having a professional licensed manager would save me maybe 10 hours a month and cost $2,600.  Not to mention a high probability of poor tenant selection and increased maintenance costs. I'd rather keep a PM at arms length from my tenants.

No time for SimCity on steroids or Zuck's cyberworld.  I'll opt for real property and real people that need a place to live.  Although I do like the idea of unclogging a virtual toilet instead of the actual one.
