Thank you much. After reading some of the feedback regarding bankruptcy, I think I will remove that perticuliar lead catagory and allocate to the others.
Does anyone have some experience with the 30-60-90 Pre NOD's and DM?

Congratulations on the responses to you DM campaign.
Do you think that you could find the ex husband through some "skip trace programs"? Maybe Facebook or Intellius. Have the title co. get the necessary documents and handle the paper work side of things. I've learned from prior experiences working a transaction that involves a divorce, one must tread lightly.
How many pieces did you mail out, post cards or yellow letters? What kind of targeted leads did you choose to focus on? Going to be doing my first mail out here in the next month or so... Thanks for sharing

The land deal was on my list of delinquent tax properties to visit. Just so happened to be a vacant plot in an old, well established area where there is new construction .

Hoping to have the leads turn into wholesale deals for other investors and to close on a fix and flip for myself. After hearing you mention the primary residence is more than likely being protected during bankruptcy, I believe I have herd that elsewhere. At fist glance, it would seem that category of a lead would be a great choice, but I am guessing that bankruptcy may not be a great fit for this campaign.

Thank for sharing some of your insight. I was trying to wholesale mortgage pre foreclosures awhile back, but shared your experience with NOD's lacking in equity. What kind of scenarios did you see with the NOD's? Maybe I should allocate my divorce or bankruptcy and 90 day NOD's leads towards the other categories...
The current property was a wholesale deal from a local investment company... After paying a hefty assignment fee, I am again realizing the importance of finding your own deals.

I would say it would depend where the direction of the neighborhood is going. If there is new construction going on in an older neighborhood, it could very well be worth it to wholesale to some of the local builders. That's exactly how I completed my first wholesale transaction.

Trey, In my experience as a realtor and whole seller I find that most properties on a main road tend to stay on the market quite a bit longer...
