Large congratulations sir. That is very good to hear there is so much luck to be had so early in a mail campaign.

After door knocking for pre mortgage and pre tax foreclosures, I learned the pre mortgage forc. are pretty all much going to be short sales.  Way to much time and effort for the same potatoes a different kind of deal can make you. 

After realizing I need to attack other strategies I made of list of possible business generating options, and direct mail a specific neighborhood was one of the top ideas (admittedly not a  new strategy for our industry)

What kind of properties were you mailing? Just a whole neighborhood, or just absentee owners?

What was your long term plan for your marketing 3 mo? 6 mo?  Were you going to change the letter each time, or keep it the same so the seller would see your message over and over?

Just as Jpaul said, and I am sure many many more will agree one of the most fundamental questions you can ask is, WHY ARE YOU SELLING?

You will also want to find out about any liens or mortgages to make sure it is still a deal to be had.

Find out what they would like for the property.

Ask if they have any other property they might want to sell.

Politely probe if they are having any financial difficulties.

Quite honestly, you have already found THE BEST source of information right here on BP.

Sure, there are other sits and Youtube channels that offer some education, BUT by far BP has the most densely pack information in all of the internets ( 'Murica)

I am not entirely sure on the legality of wholesaling a short sale. What I am aware of is that all major lenders will not allow the assignment of contract for a short sale.

*personal experience.

I am sure that has some presentation value to the potential seller. In the long run, I do not know if that would make a difference. 

I am noticing that is is more about he people skills.

If you feel that is gives you the "edge" , go for it. What ever gets you from point A to point B, right?
