Congratulations on your recent opportunity, there is much success to be had in real estate. Not sure what kind of experience you currently have in the industry, but if starting fresh, obtaining your RE license and working as an assistant to a broker or seasoned RE agent would be a smart move for you right now, IMO. It will help you learn some of the basic fundamentals to a RE transaction (pricing, market conditions, talking numbers and gaining a familiarity with standard forms) and those skills will cary over well to wholesaling. Afternoon sir. Awesome news and good luck on the DM campaign! Houston is pretty large, I think theres about 70+ zip codes in what I would call a desirable area for wholesaling to other investors. What kind of mail piece to you plan on sending and to whom?

I'm really glad to hear that you had such a high success rate with your previous DM campaign. 8% response rate is outstanding from my understanding. Did you have any other criteria to narrow the absentee owners list? I am going to start my first DM campaign after the first re-hab gets wrapped up. Here is a ruff idea of my plan and what I have learned so far doing my research on BP. Hopefully it is helpful to you.

Pretty sure it would be about the same. About 1 in 10 numbers dialed you get a working connection with someone that might know something. Intellius provides about 5-8 numbers per address or name searched. Then you have the relatives and neighbors that pop up on the search as well...

Intellius cost's around $20 a month and it will provide phone numbers for the person listed at the specified address as well as numbers for their relatives and neighbors. The hit rate for their numbers is pretty low. But it might be worth a shot if you find many of those kinds of situations.

Congratulations on finding some motivated sellers. Do you know if that particular area is renting well? I wonder if there is a landlord in that neighborhood that already has a couple rentals...
I'd go for it. Worse case scenario you wind up referring it over to a realtor for an MLS listing and get a referral fee if you can not find a buyer...
