Hello sir.

I used to work with a property management company, in property sign-ups.

Most of our clients that I would meet were folks that owned at least a few properties and wanted to see what all the hype was about with PM.  

I personally only would use a PM if I had 10 or more properties, I think that would probably be a good time to relinquish some of the stress associated with being a landlord and focus on acquiring more properties. 

As with any industry there are the bad eggs in the bunch. I would assume that it should be the responsibility of the homeowner to find a reputable company.

Hello All,

So I was hoping for some feedback from the BP community.

I have been focusing on marketing to pre-foreclosures / both tax pre-foreclosures and mortgage pre-foreclosures.       All of these properties will be headed to the block within 30 days

So far every mortgage pre-foreclosure I have approached, that are willing to sell, have been underwater on their mortgage "they owe more than the property is worth".

The only out for these home owners on selling their home would be a short-sale.  In my experience, none of the lenders are willing to honor and "assignment of contract" on a short sale transaction....

So has anyone had any luck in finding a mortgage pre-foreclosure in which the home owner does not owe more than the home is worth , and has enough equity for a whole sale or assignment of contract to work?

Next month I am thinking of focusing solely on tax per-foreclosures, but before cutting my leads about in half, I want to make sure I am headed in the right direction.

Hello Paul.

I have been whole selling for about 4 months at this time.   I have found " a good deal " and locked it up under contract at a rate of 1 a month, however, for one reason or another the majority have fallen through.

I will stay persistent and keep at it.  No is not an option.

Hello Sir.

I have read several of the threads relating to skip tracing companies and you seem to have a pretty good finger on who's the best provider, I.E. direct from credit bureau.

Currently I am subscribed to Intelius, and the rate of accurate phone numbers sucks, sucks bad.

What is your success rate with utilizing the credit bureaus for obtaining cell numbers, as most folks no longer have a land line?

Also, what is your typical cost associated with utilizing the Experian Credit Bureau Skip Trace Program for finding 50 home owners cell numbers a month?

Hello Sir.

I am in the same boat in trying to contact these sellers who are from the tax roll.

I have signed up for Intelius but found it to be extremely unhelpful.  I get maybe 1 out of every 15 names typed in, while calling at least 2-4 number associated with each name.

Seems so far to be  a pretty big waste of efforts.

What have you found to be most successful for this? Is Spokeo any better?

I myself, have not read the introduction until today, honestly I do not think I would have appreciated it as much if not being more involved as of late.

The read was highly valuable, it should extend beyond BP, more business should be modeled after some of the writing, providing value, promoting integrity, and making your reputation in the community worth wile and trustworthy.

I can understand that not everyone will like the same cup of tea.

But for someone who is starting to contemplate the RE world as a means to live, as a young person, it felt good to read of his success.
