I have done some entry research on looking for existing liens at our local county website. (Harris county)

You will need to learn what the county lien codes represent.

I would think that my time and money would be best used in letting someone who specializes in these kinds of things doing their job.

With that being said, if you really wanted to learn these processes, I would do the research on the interested property first, then hire a professional to see what they find as well to cross reference my results....... at least the first couple times.

You are more than likely right about these sellers just coming up with a nice round, high number based on their limited research.

I very much like your idea of tweaking the auto e-mail to appeal to a more specific set of folks.

I am really trying to automate my follow up process to continue staying in front of them, again i believe you are highly correct about the consistency leading to more deals closed.  

Surely after enough visited and continually following up, I will get the first flip assignment out.

Have you had any success with folks on Craigslist? Have you heard of anyone have success with finding MOTIVATED sellers on Craigslist?

I spent a few days coming up with a application that will pull all the e-mails address from the last few days of "real estate for sale - owner " section

It would then send all of those folks a ( call me I want to see the house and put in an offer e-mail )

I ran the program once, most of the folks that called want top dollar or market value. I did not see it being of much help in finding a MOTIVATED seller for my whole sale flips.

Have you heard of anyone having any success with finding Motivated Sellers on Craigslist?

........who knows...... maybe if I change up the body of the autoemail to be more appealing to MOTIVATED sellers I would have a more targeted response?????

I think a part of it is that the sellers have such a huge audience already, the price the are expecting, and more than likely going to receive is market value. No good for an whole seller or fix and flip. 

Your thoughts?

Based upon what I am reading, I would not think this is a deal worth pursuing.

Does the old man even want to sell it yet? It sounds like he is content with his ownership.

I am sure there are 2 dozen different ways to approach this is a an investment. There are probably more effective ways of using your capital than this route.


Even if you purchased the property from him, you would have to wait until the lease expires to put it back on the market, after the repairs, as I am sure current tenant will not stick around after the hike in rent.

I am a firm believer in the power of door knocking.

Most of these people are heading to foreclosure auction within the next 3-4 weeks.

Most will still say no, they don't want to sell. But all you need to do is be patient and persistent. Continue to follow up with your leads.

I am sure that you will find the deal, your pitch could involve something along the lines of how your option is better than the alternative. Be humble and confident.

If you involve a realtor with your whoesale deal, you more than likely will be paying the realtors fee out of your assignment price, wether you charge more for the deal or still sell the deal for the same price you have it currently marketed at, is up to you.

I do not think it will complicate the deal to much at closing, but you have to make sure that your title company is on board.
