I would also add - network. Find like-minded folks on meetup and go to as many as you can. Get as much info as you can, so it's easier for you to make that "what do I want to do in real estate" question easier to answer. We're doing this one (https://www.meetup.com/CascadiaInvestorsAlliance/e...) on Monday, and this one (https://www.meetup.com/Fixated-On-Real-Estate/even...) on the 23rd ... for starters.

Also... hang out here on BP. Read the forums. Set up keywords. WATCH THE PODCASTS!! Play with the calculators. The more you know!

@Joseph Banko ... Welcome & good luck! I agree that you should look outside of Seattle - you might find something "closer to home" in Kent / Tacoma / Renton.

We'd for sure be hiring it out. I know it cuts into the profits, but ideally it should reduce liability as well as timelines! (*crosses fingers*)

Hi @Justin Koehn, You're right! There's definitely a TON of wisdom in those podcasts!

We've attended one Meetup, so far, and have plans to attend all that are applicable. With our commute, sometimes it's a challenge to find them in the right locations at the right times, but we're checking every day for any that come up! (We're going to one tonight on foreclosures.)

Ultimately, our goal is to own apartment buildings or mobile home parks - many doors in each location. We've started in Pierce County b/c that's where we live (and that's what's affordable in this crazy Seattle market). We're not tied to this location exclusively, though. We're also looking at Vegas, Kentucky, Florida, Texas ... essentially wherever the numbers will work.

We realize that it'll be an unlikely opportunity to "start" with an apartment building or MH Park, so we'll probably work with a SFR flip first, for the cash infusion, then start working on some BRRRR multis until we get a foundation that will allow us to go for the bigger deals! (Not that we wouldn't jump at the chance if one came along!) Again, it's all about the numbers. Right now, we're just looking for that first deal that fits our needs.

Hi @Christen G. it saddens me, too... I think @Peter M. said it best... "You can't control the ethics of others"... I feel as you do, that these are PEOPLE not things, and as such should be given as much notice as possible. But that's not always possible w/the big investors. They just want to get in & get out as fast as they can so they can up the cash flow. Hopefully the tenants that are having issues will get to speak with a human at the Management company, and get the assistance they need.

Hi @Joey Kopp! We're also Tacoma newbs! We're going to a Meetup (Monday, April 16, 2018 Dinner, Drinks, & Deals - Southend Edition) at The Ram in Lakewood for networking. Hoping that networking is a good place to start!! Also, if you haven't yet, start watching the Podcasts. There's TONS of great info there!
