Hello fellow investors! I am looking for a custom cabinet builder in the Houston area if anyone knows of such a person. I find that when/if I use lowes or home depot "in stock" grade MDF cabinets, that when the tenant forgets to tell me there is a leak, the cabinets are basically ruined. I think I would like to try all wood cabinets, while they are more expensive now, I think they will hold up better over time. Thoughts? Contractor recommendations would be greatly appreciated!

@Jay Hinrichs  you're right, I had to physically pick them up and drive them to the title company. Also, I scheduled the closing as early in the morning as possible so they would be of "sound mind". 

@Bryan Jodon sorry I got some of my terminology wrong, they were not actually cooking drugs in the house. They guy they sublet a room to was just dealing out of the house.

@Andrew S. I think that in my Houston market it will be ok, I usually don't have to wait long to fill a home with a quality tenant. But I've always liked the idea of window coverings on the front of the house just so it doesn't look vacant.

@Jay Hinrichs yes it was s pre tax sale, they were not hours, but days was from loosing the house. As far as going to auction, I did talk to them about that and they may have gotten more but would still have had to move. At the time, they had no transportation, only the girlfriend had a valid drivers license, and neither one of them had a job. They really liked the idea of putting cash in their pocket and getting to stay there for a year. I'm glad it worked out for them, and I'm glad it's over for me!

@Jay Hinrichs they had not paid their taxes in several years. They had also been ignoring the notices that their house was going to be auctioned off to pay back taxes.

I have a friend that made a killing on a condo he owned in Galveston. He sold out right at the height of the market, maybe 2007? Since then I don't know what the island market is but I'd be very interested to find out!
