This is a great rent house on the west side of San Antonio (off Culebra Road, not far from St. Mary's University). It's currently rented for $700 on a month-to-month lease agreement. Truly outstanding tenants!
The tenant is currently occupying 2 bedrooms, but there is also a third bedroom (that was added on a few years ago) that can easily be finished out (basically just taped and floated), and then rented out as well.
Wanted to give Bigger Pockets folks first dibs on this before I list this on MLS.
Fridge, stove, and 3 window units convey.

Yes, I've thought about selling it to one of the neighbors, but haven't approached them to do so. I may at some point, depending on how long it takes me to sell. Also, I may decide to put up a sign as well, or perhaps offer it to the tenant. Those are some other potential "untapped" avenues.

Well, I never really aggressively marketed it for a very high amount of rent. However, I think there would definitely be a lot of potential to make more in rent if somebody chose to do so. The couple that is currently renting it basically just fell into my lap because they were looking for a convenient place to store their boat and one or two other pieces of small equipment that they were not being allowed to store in their own neighborhood. I told them I that I would take $35 a month because he offered to mow the grass as well (which I consider to be worth at least $50 a month in and of itself). We have a simple lease agreement in place, and it's on a month-to-month basis.

This is a chance to be a venturing landlord on a small scale.
I have a small parcel of land that I'm offering up for sale.

I really like the Westside. I have one property off of Culebra Road (somewhat near St. Mary's University). But don't get me wrong. It's just far enough away that my tenants are NOT college students. It's very much a hard working, blue collar neighborhood. I too had my central A/C unit stolen - but since then it has rarely gone vacant, and when it does, I'm always hanging out on the front porch and buying the neighbors beer. That tends to help with the vandalism a lot, plus I've kind of enjoyed creating the friendships!

Thanks for recommending the simplisafe security system. Come to find out, this company is also endorsed by Dave Ramsay, which is kind or cool. I just ordered, received, and installed my system last night. It took me all of 20 minutes! very cool, and so much cheaper than the quote I got from ADT!

I have an opportunity that just presented itself for a possible subject 2 deal, and I'm going to have to learn the ropes very fast! Does anyone have a list of common questions that you ask?
For example,
1) What is your current montly payment?
2) What is your interest rate?
What else would one want to know up-front, in order to help make a "deal/no-deal" decision quickly?
