 Both great responses, I have also found that buying in the offseason you can negotiate a little harder and then do your rehabs and then list in March/April through the Summer. I have been doing this and in the negotiations I flat out say, hey I am willing to close quickly and I am sure your seller doesn't want to make 6 more mortgage payments or whatever it is to get to the summer months.

Don't know that market at all but seems like a home run & if this is your first deal it sounds like a great one because you won't have that much risk out there and you can get your feet wet. After you knock this one out of the park you can look at more expensive homes as you get more comfortable/more capital.

@Jerry Poon Yes it is, Houston has been booming for about 2 years now. It is getting a little interesting now though it seems to be slowing somewhat and Houston is very heavily dependent on oil & gas and the medical field so with gas prices dropping some folks (not me) are a little nervous prices will recess a little bit.

For the most part yes, cash and quick closing, my wife and I own a Remax in the area and one of the cool tools they have is that we can pull stats on what any agent has done volume wise. I noticed it was a new agent and she wasn't nearly as skilled a negotiator as we are at this stage.

Down and dirty facts

-Home was listed for $300k in area selling for $300-$400k

-Was on the market a little while, 4-5 months in Houston right now is a stale listing

-Price was reduced to $280k plus a $10k credit at closing to buyer

-I was able to get it under contract for $225k though some skilled & lucky negotiating so about $218k after my commission

-Closed on the house yesterday 12/17

-Got a lead today through Trulia someone looking in the area for $250k, and today 12/18 we are under contract for $250k scheduled to close mid-January with no realtor fees

If you don't think real estate is a blast you are doing it wrong!

Yes, we actually have a condo on the Daville side of the street next to the Costco and a residence in a little town in the central valley called Patterson, we spend most of our time out there since its close to our rentals. We invest in Modesto and Turlock and have one nice 2-2 that could be a three bed in Turlock on the MLS right now.

I should be out in Houston right away after that sells because we are doing a 1031 exchange. Our residence in Patterson will be next up for sale after the Turlock home, it will most likely go to a homeowner because it's way too nice to be a rental.
