I have a slew of investors who have constantly inquired about using a Project Manager to make sure the communication and timeline with the GC is flawless (or as close as possible). I was curious if anyone has advice on how you would vet a project manager and if you find it beneficial? Thanks!

Hello BP, I have a question regarding an owners liability while holding an empty lot in a residential neighborhood.
The lot is between two properties and is in a run down area (Low to mid C). The lot has become active with drug users and occasionally has needles left.
There is no fence and we will not be putting one up. We asked the police to keep watch for drug use and there is a no trespassing sign.
This lot is in Indianapolis, IN and I want to know if something happens to a child playing while entering the land or if someone ODs (praying this doesn’t happen) what our liability is!?
Please help, any and all advice is appreciated!

Hello BP friends,
I was interested in what investors were doing for yard maintenance for rental properties, as well as properties they have in contract that are in holding.
Do you higher someone to maintain the property or do you ask tenants to take care of their own property if it is residential.
Also, if you do higher a company for lawn care, what do you expect to receive from these services, or particularly look for?

BP! For all the investors out there, I was curious if you will only work with one agent in the market, or do you have an agent you will turn to, but allow options for investment properties to come from many different agents?

Never Split The Difference
This is built around negotiating. His real life FBI hostage situations he encountered and what methods did work and why. Then relates it right back to everyday life. I found it very useful in RE as well. Plus once you start trying some of the methods/techniques you can have a lot of fun!
