I am still seeing 15%+ in the Cedar Hills, Oak Hill area of town and some parts in Orange Park. Interesting that you say margins are getting low for flippers because I'm still getting quite a bit of calls from buyers asking me for more flip properties than for B&H's. Because prices have gone up landlord buyers that I'm dealing with are more open to C neighborhoods (with the proper due diligence of course) to get the returns they are looking for. I myself am starting to look at B&H's as well now that the institutional buyers are out of our market so the appreciation that we will be seeing here on out will be organic.

@William Byers what's your thoughts on the Jacksonville market for 2015? Do you think the rents will continue to appreciate or start to level off? Also how do you see our flip market for this coming year?

@Manny Cirino are speaking of the Florida As-Is contract for sales and purchase used by realtors? I have done countless deals but only used that particular contract when dealing with agents and bank deals. There are other contracts that a Florida attorney would consider to be fine to use in a RE transaction.

I take it that the majority of RE businesses slows down which would be expected for the holidays. I have a few local guys that has several deals in their pipeline to sell but have not been able to. I'm sure as usual business would ramp back up for everyone after the fist couple of weeks into the new year.

During the holidays business tends to slow down a bit for my company which I'm sure its like this across the board but I also notice in different media forums how some people are still posting checks and cranking out deals. Was curious to know what business looks like for you during the holidays season???

Anyone out their that have wholesaled multifamily properties before? Would like to know how do you determine your wholesale fee say on a 50+Unit? When doing smaller units like 12 or less I would usually add $100-$200 a door so would you suggest applying the same equation to a larger size amount of doors?
