Unfortunately Attorneys and realtors makes wholesaling very difficult. You can do a double close with transactional funding but there will be closing cost and funding fees included. If you can absorb those cost then it can salvage your deal.

Florida along with some other southern states are still great to get some good rental returns. I work out of Jacksonville but have started looking into other areas as well such as Lakeland,Tampa and in the Pinellas county area. Im always looking to network and if I can be of any assistance Ill be happy to help.

Short answer is they are looking for a partner they can split the deal (profit) 50/50.

@Stephen thanks buddy. @Joshua you are absolutely right. The best deals do happen before they are listed. In the process now of building a strong network in assisting me with this goal of acquiring commercial properties. @Joel at the moment we wholesaling 4-8 unit properties to an international buyer. They have already acquired 3 4units from us in our local market but are asking for more. Besides doing a Direct Mail campaign, like Josh mentioned networking would be the route to take to locate these deals.

I have been told to try loopnet and to connect with commercial realtors in my area to find 4-8 unit apartments but I wanted to know are there other avenues to locate these types of deals?

I am curious to know what do you consider as a good deal? What type of property a wholesaler would have to bring you for it to be a no brainer to buy the property. I know each market is different but like wholesalers I'm sure there is a formula when buying rental property.

The average is around 25/1. The average usually gets better as your skills get better ie negotiations, people skills and marketing techniques.
