For me and my company in the Jacksonville,FL. area we have a partnership with a group out of California and a work for hire agreement which is a flat fee service with another group out in Ohio. Our partnership that we have with our California investors is a 60/40 split (60% going to our partners) Both are not time consuming commitments allowing us to  be able to still focus on our own business of buying and selling.

@Cameron Ellis I use instagram as well ( My IG name is [REMOVED]) but not as much as I should. I follow real estate related people but also I use it as a great motivational tool by following things and people that inspire me. I have a investor aswell that I connected that invest in the AZ and CA market. goes by property_brothers. Are you speaking about the same person?

Welcome. Any resources you are looking for should be easy to find on this site. Love the Naples area btw. We try to go by there  whenever were visiting family in Miami.

I suggested to him that he might want to adjust the rent. From my observations looks like his rent price is slightly above whats going in the area.

Had a conversation with a out of state investor and he told me will probably hold off on any more buying for his portfolio till the end of the year because he has not been able to rent out a couple of his properties as fast as he has in the past. He's considering doing a couple of fix and flips till then but a little hesitant because of bank lending still being so tight. Curious to know what others are seeing with investing in the Jacksonville,FL market.
