Hey John, Welcome. Realtor.com is good. You can also try Trulia.com. It also has property listings. Don't forget to just go on any search engine and type in property listing sites to get more.

I can agree with Douglas 100%. I spent a lot of time last year soaking up information from different sources and what I found was that it is not what these Gurus are saying but how they are saying it! Even if I could afford a 5-10K Boot camp I would not attend because the same information can be found in forums like this one.(minus the sales pitch) I value Bigger pockets because It is hard in this day and age to find a group of people come together and share ideas and information without a hidden agenda. Gurus Sales model is based on people not putting value on something good when it is free so they charge you $1,000's of dollars for that same information.

I agree with Raquel, This is the best market to have a successful Wholesaling business. Although if you are just getting started with little resources such as funds and contacts it is difficult to get the the snow ball effect going but if you stay persistent it can be done!
Cash would be the best scenerio or hard money would be another option.
Same here. I am a subscriber to there site but just for the information. The properties are close to retail cost and I have local Realtors that I can give 3% if I needed to market properties that way. But still a good site to learn from.

I just read the post you directed me to. I thank you for the break down. As I'm building my buyers list I noticed the the majority of buyers are asking for properties in the same area and those areas are way below the medium. Our medium here is between $170-$180. Also I'm getting more Land lords then Rehabbers so ugly houses are moving slower for me than cosmetic rehabs. I guess if you just pay attention to details you can actually do a effective analysis of your market.

Ryan, Besides walking the beat what are other ways you can go about learning your market? I know networking with landlords and investors at local REI Clubs to find out what they are buying but Im talking about internet base research.
