Make them money.  Start with the realtor you bought your house from.  If thats not possible, a $50 bill works wonders.

Both my mentor and our mutual real estate attorney both strongly recommended filing a mechanics lien at time of closing.  My wife is the buyer and I am the contractor.  I plan on asking them to fully explain why this is, but I wanted to get outside opinions as well.  This is also a Pennsylvania specific situation.

Hi Robert, I'm buying a property tomorrow and was recommended both by our real estate and attorney and our mentor to have a mechanics lien in place prior to buying.  My wife is the buyer and I'm the contractor.

What became of your situation if you don't mind me bringing up this post from the dead?

Just a general question prior to walking through with the previous home owner.  Do you have a standard checklist that you use?
