Quick question—when you're doing the homework for a potential deal, what's your go-to checklist for deciding if it’s a flip or a hold? Would love to hear your process! Thank you! 

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a  A-B area .BIG fish can have the whole USA in their  zone .
Outside of my zone I am thinking flip it there are exceptions like all rules .

That’s a solid strategy—sticking to areas you're familiar with definitely gives you an edge. I totally agree, big investors can go nationwide, but knowing the ins and outs of your local market makes all the difference. Flipping outside your zone can be profitable too, just gotta make sure the numbers work. In my case, I’ve had success by focusing on areas with strong rental demand and potential for appreciation, like in VA and AL. What’s your current focus area?

Every property will bring its own lessons, so just be ready to roll with the punches and use what you learn to make your next investment even better. And don’t hesitate to tap into local investor groups or meetups; you’ll pick up tons of wisdom from folks who’ve been in your shoes. It’s a learning curve, but you’ve got this!
