Wholesaling has its place, it helps those that need help and serves those that stand to make a profit. I don't think this concept is a bad thing, as long as there is full-disclosure from Wholesaler to Seller/Buyer and all parties understand the transaction. We all know in every profession and every model used to make money there are those who operate unethically.
As for discussions on BP about wholesaling, my wholesaling education was provided by reading and listening to a lot of the content provided by BP. Keep the topic alive I say.... and for the naysayers, just look the other way.

I would Google - Arizona Residential Lease Agreement, you will find forms and websites that can answer your questions.
The Arizona Association of Realtors (AAR) also has a Property Management Forms section with links to various with advisories, articles, and videos.

Consumer debt is bad, and I agree consumer debt in the form of a car loan is bad.
But would you say that a 0% car loan would be acceptable consumer debt?
My vote is for Kiyosaki, you read Ramsey to clean up your financials and then transition to reading Kiyosaki (and others) to make your financials work for you.

I am a die-hard Toyota fan, and for the money you are looking to spend a Corolla would be best. If you can find a one-owner little old lady corolla with 100k to 140k miles you got a car that will last a long time.
I like diesels as well, but the only problem is that they are expensive in repairs and one repair could wipe-out any previous savings form gas mileage.
P.S. I own a 2015 Corolla and with less than 5000 miles I am getting 39.3 mpg and I hope to drive it as long as I can.

I moved to Arizona February this year (relocation). We bought a home in Gilbert, AZ and I work full-time job (non-real estate). I just became a licensed (inactive) Arizona Real Estate Salesperson. I want to start using my license in any way I can within the real estate profession, but with a full-time job already, I could only work in real estate late afternoons, weekends, and holidays. I think starting out with a brokerage helping senior agents with their listings, showings, adminsitrative and/or open houses would work well.
I can retire from my current job in 18-months with a full pension and by then use my part-time experience gained to help me transition to full-time real estate agent as well as investing/rentals.
So, wondering if anyone has ideas or recommendations on the route I should take and/or whether my ideas are even realistic? Do Phoenix metro area brokers hire part-time agents to augment and assist the full-time agents?

Always good to go to your State's Department of Real Estate Licensing (or similar in name) and look-up the requirements for licensing. They tend to have some pretty detailed information on what you need to get a license, whether it be leasing, salesperson, broker, or property management. Every State is different and varies in pre-licensing requirements. Also on your State website, there should be a list of approved Real Estate Schools. Pick a couple that are convenient to you and Google them to read reviews of who offers a better product. In most areas, there is usually one school that is predominantly used by most in the real estate profession. Good Luck!
I agree, the modern automated car washes require a lot less employees. Under those circumstances, your employee liability is a lot less. My scenario involves the old school car washes, the ones that advertise as hand car wash, thus more employees to operate, and the potential of increased scrutiny in hiring practices.
