Does the West Valley have more options in terms of finding a good investment SFR, lets say under 150k?

This is what I like about BP, you ask a question(s), and eventually someone with "boots on the ground" replies with some factual data. Clearly, the pickings in Chandler for under 100k is very little, but then again all you need is one good property for investment.

Ok, so being new to this tell me if my basic math/estimates are good or bad?
Paid for Lot $10k
Pay off Lien$27k
Build new house @ 2000 sq ft @ $80 sq ft = $160k
Total in = $197k
Existing old homes selling for $235k - this new home completed sells for 245k+ leaving a profit of $48k+
Am I missing something?

@Jared Vidales & @Bob E. - Total rookie question, but for Arizona only, will I be able to find a decent SFR or Multi rental in the $75k to $150k range for a buy/hold in the next 2-4 months?
As for "deltas" and "tertiary markets" I have some research/learning to do.

All the above is great advice, but I would also recommend reviewing the Arizona Landlord/Tenant Act which is a great source of information and should cover your legal remedies as well. Arizona has a Tenant handbook as well if you Google it.

Welcome Kenneth,
BiggerPockets has lots to offer and the best part it is all free (almost). The Forums and Podcasts are some of the best sources of information. I found BP about a year ago, and it has provided me a lot of information. I am starting off in REI as well, but with BP in my back pocket, the sky is the limit.
