Congrats @Eric Joy on passing the exam!   I joined eXp Realty purely for the flexibility to do sales part time.  I was an investor first and am looking to transition to real estate full time in the future.  eXp is giving me the ability to train, learn, get mentorship, and work outside of regular work hours and without adding an office commute during daytime hours.  

As an investor, you'd get to do three personal transactions a year (100% commission).  Then after that the commissions and caps are fantastic.  

Like I tell all new agents: definitely explore multiple brokers.  While one model does not suit all, many are worth a look!

@Rick Santasiere, it is apparent you've never actually seen the model.  Or you've been told about it from the outside.  Would you go to a Ford dealer to learn about Teslas?  Of course not.  I have mentors living off revenue share, so yes, it is possible.  It pays to be an early adopter and to work hard.  

I joined purely for the flexibility to transition in to real estate from a full time job.  Revenue share is just one of the perks.

Hey @Craig E., that's a great question.  I'm not sure what an industry changing model would look like from the client's point of view.  They tend to gravitate toward big names, whatever they see the most of (marketing), or someone they know.  

When it comes to transactions, the biggest thing will be value and ease.  I used Carvana to buy my last car and I'll never go to a dealer again.  It was just too easy and convenient to have it delivered to my door at a reasonable price.  That's a model that's worth studying. 

I'd also think that the better trained, guided, and compensated an agent is, the better equiped and more motivated they will be to serve their clients - and therefore increase client referrals and public opinion of the brokerage.  Will an agent from a discount broker that earns 1.5% commission and then keeps half of that be motivated to do a good job?  Vs. 3% and then 80% of that?  Yes they SHOULD perform the same, but will they?  

I just tried TURO last weekend and it was amazing.  I'm a huge fan of game-changing models.  Would love to hear what direction you decide to go in!

@Russell Brazil To add to Marian's comments, you could start a team and just be "brokered by". You'd pay $40 E&O for each of your transactions and any agents on the team pay the same for themselves. You'd pay $25 for broker review, and agents on the team do the same (you don't have to be the one reviewing). CRM is kvCORE/Kunversion (included in $85/month). No commitment "contracts." No requirement to have an office. But there are a ton of Regus office spaces in the DC area for eXp agent use.

The team I'm a part of allows me to source my own leads and keep my commissions or take team leads and split.

@Shannon Lydon I got my license not for investing, but to do two things:

  • Raise cash to trade up my current multifamily investments into larger ones
  • To provide an opportunity to transition in to real estate from my day job

Look at your biggest goals and work backwards from there!  Does it help you achieve what you want or is it just an expensive and time consuming distraction?  It isn't helping me invest (I only buy bigger multis and not very often), although the knowledge and working with people aspect I find fun and interesting.
