I wish you luck! I want to follow this to see how it turns out. I will be involved with some apartment purchases this year and love to learn about them. I was in a long one last year with an investor of mine and it ended up not going through after inspection but we used out standard purchase agreement I used for residential clients. Just noted that is was commercial, that's it.

Yes, I would always work under the assumption that other people will see your work. Do a good job and be fair and people shouldn't have a problem with what you are asking for. Abundance Vs. Scarcity.

Yes. You are correct that the policy/rate is going to be a bit different when the property is vacant. I'm not sure about them cancelling the policy after too long? Not sure why they would intentionally stop taking your money?

Joel Owens is making some great points. I would pay attention to him. To answer your question initially, yes, there will be another crash. Not a dip, a crash. When that will be, who knows. I do think in my opinion it will happen sooner rather than later. But that's when you buy everything up! Be the fireman, run in to the burning market when everyone is running out! Good luck!

Andrew Abbott I admire the strategy as I am currently doing that in a duplex up in Genesee county. I have looked for a while in your area and there have not been many good MF MLS deals in a few years now. With that in mind I would keep networking and keep your ears and eyes peeled. You never know when a deal can pop up. I love MF and that's my thing but I'm not opposed to the SFR route as I have those as well and each present there own unique pros and cons. I think it is something you must sit down and think hard about with a plan before moving forward. Plentiful deals won't be available until the next crash. Which is coming. Having a SFR with a bunch of buddies who are renting from you (because they have to) may be a great route for now. But don't let me sway you. Would love to see what you end up doing.

Very interesting to see the trends. As a Realtor here in Southeast Michigan I will tell you that at least on my end, people are buying houses like crazy right now. Had four multiple offer situations just over this past weekend and it's only January 12.... Will be interesting to see how it plays out.
