Welcome @Kyle Marburger! I think @Shawn Holsapple post really hit the nail on the head, get buried in books. You can get an internship out of the all the books he just posted! Just keep growing and learning. Its a grind but be passionate about it and know there is light at the end of the tunnel!

Welcome @Patrick Sullivan! Good to see another MI investor. Definitely invest a TON of time and knowledge in to the forums, podcasts, and learning. This will be your most useful tool in the beginning. I started out the same way (kind of). Bought a duplex to live in one side and rent out the other. Performing some variation of a live-in-flip is certainly the way to go when you start out. Most people don't have that option. Take advantage.

There are many great individuals in the area on this site and many local meet ups as well. @Tom A. has a meet up he puts on with a great group of people. I would suggest starting there! Good luck and hope to see you around!

Very interesting. I will have to find the article I saw it in. It was in one the handful of REALTOR magazines I receive each month.

Hopefully doesn't go away but like you said Al, government LOVES getting their hands on those "pesky rich people loopholes." Haha

I heard some rumblings out of NAR (National Association of Realtors) that the industry was looking to do away with 1031 exchanges. I didn't know if that was in Michigan or nationally but has anyone else heard of that or have any thoughts? I feel like that would be terrible for us investors....
