Welcome to BP @Jillian Kemmerer seems like a great deal I would take action just have an inspection done in the inspection period so you get an idea of what needs to be done. But go for it!

Hey @S Ng,

As many people here have stated Realtors commissions are negotiable. So if she stated a minimum amount she will take or any compensation ahead of time that is not a bad thing and is more common in lower home priced areas.

If she is knowledgeable and you think her skills in negotiating or finding a deal can bring you a better deal then the commissions she’s charging then she is worth it!

Yes @Doug Spence I do the program is called VA IRRRL (Interest Rate Reduction Refinancing Loan) and I did it through Community Loan Servicing.

Hey Everyone,

For any military members this could be a great opportunity!! I am taking advantage of a program I just found out about!

If you have an existing VA loan at a high interest rate they are considering it a high risk loan so they offered to reduce my rate from 4.65% to 2.6% and yes these is on an investment property, not primary residence!

There is a 1% fee of the total loan but that gets waived if you receive any service disability! Also you obviously pay the recording fees around $600. There is no appraisal or credit pull for the refi you just needed to make your last 6 payment on time!

So all in all, I am reducing my rate from 4.65% to 2.6% and I am paying $600! This is a great way to generate more cash flow highly suggest looking into this!

I survived in the ARMY and every duty station I was at I would at least pick up one property adding value buy doing a house hack and light renovations!

There's so many benefits about owning properties buy military post tenets are easy to get and income is almost guaranteed because of the BAH. Also make sure to use VA programs like VA loan and averting for tenets on post. Let me now if you have any questions!

I definitely now how you feel being overseas and investing I deployed a couple of times in the army.

But I would definitely go with option B! Pull your cash out take advantage of the low interest rate and buy a couple more properties!

Caroline has some great points! I would agree you can’t trust people with your money and the best way to invest is in your self so you got to play to your strong suit.

My answer would be which vehicle (multi family, syndication, single family, stocks or a business you have always wanted to start) gets you excited and that’s what you should invest into!

There’s so many people that struggle with what you’re going through right now.

What I have found helps me is knowing I have done the preparation, research and work to estimate the deal as accurate as possible and knowing that I was able to jump in!(sounds like you have done the same) Let me tell you when you do then you will really see the power of RE and those worries that you have will go out the door! And your just going to wish you invested sooner!

I don’t know if this helps but I guess what I am trying to say if you do your homework you will not regret it there might be some speed bumps but as long as you keep moving forward you won’t look back! I haven’t and I haven’t had one client that hasn’t as well!

I would agree with the majority 1 year lease leaves you with the most option. It’s the right play in my eyes for these reasons

Can’t predict rent % increase.

You can inspect the home and gives them more urgency to take care of the home if you are doing a yearly lease.
