@Balachandar Duraiswamy prices definitely have!!


I invest in Columbus OH as well for more cash flow and have definitely had good success so far! It's pretty doable to get a 10% COC return were as AZ maybe 3% but you get that amazing appreciation so I try to do both! Let me know if you ever have questions on both markets!

I invest in AZ the Maricopa County and is a great market if you’re looking for appreciation and growth.

I also invest in Columbus OH and it’s a more affordable market and has great cash flow.

I found myself in a similar situation I ended up getting my RE License I love it so much ended up going full time as an agent.

If you are self motivated and you find yourself talking about Real Estate to Friends and others coming to you for advice it can lead to deals. Being an Agent if done right is a very good job and can definitely fund your personal deals. Hopefully this helps!

Hi @Maria Callaghan great question!

It definitely depends on your location HOA properties are very common in AZ and I have never had a bad experience you just need to do your due diligence and make sure the HOA allows rentals. If the numbers work done let there being an HOA stop you!

I would stay in you wheelhouse sense you already know what to expect I know you said you can’t handle more on your plate if you stick to what you know then you will know what to expect. Would definitely not sit on the money! Hopefully this helps!

I would definitely sell I am not a fan of keeping a property that has negative cash flow just for appreciation.
