@Corey Frank Yes regular banks and credit unions the smaller ones usually have the best rates.

I have a client that owns Single-family in Scottsdale AZ and rents it out for 3 to 6-months and they do very well. They self-manage and save a good amount of money doing so. With those longer leases, there isn't too much management needed biggest thing is they use a real estate agent to rent it out. I would suggest looking at Single Fam the rents and numbers usually tend to work out better. (all depends on the #)

@Steven Woods What motivates me is freedom of time!! What I need to have that freedom of time is passive income(Real Estate) so I can spend time with the people I love or helping others achieve that same freedom.

I enjoy listing to and reading David Goggins content. Can't Hurt Me is a good read not for everyone but having a military background I love the in-your-face realization to take action and change your life.

The only big advantage I see is they can list it on the MLS so Zillow and all the other websites pull from the MLS so it will be listed on all of them which could end up with quicker tenant placement.

It all depends If you have an agent you trust and you know will look out for you (work with prior) then maybe save you the hassle and let them do it.

As an agent I am trying to find the best tenant possible and do the best job because it could lead to more business down the road but it depends on the agent for sure there are definitely good and bad agent that don’t care or don’t know what a good tenant even looks like.

Depends on how much you’re auto payment changes if it’s drastically yes I would say do it but if it’s $50-$150 I don’t think it’s worth it.

It’s all about the numbers so if you’re lender is telling you that you need to be a specific debt to income ratio then buy all means get there any way possible.

@Eshmield Ruberté commercial lenders will sometimes lend on residential properties as an investment as well.

I would call some commercial lenders and see if you can find a good fit.

@Matt Magill there are definitely deals to be found in AZ still but it definitely depends on what you’re looking for in an investment (Appreciation or Cash-Flow)

You might want to look at some cities in the AZ area that are growing rapidly like Queen Creek, San Tan Valley and Gilbert. Let me know if you have any questions good luck on your investing journey.

Definitely depends on the city and the neighborhood. The reason I say that is if you are going to do it the right way pulling permits is the only difficult task. (If there is an HOA make sure you can do it)

Some other things to think about is if the garage has water run to it makes it a lot easier(saves money) also how hard will it be to run sewer to it is something to keep in mind.

If you can get a contractor to walk the property they can definitely give you a ballpark of how much it will take to convert a garage.

I’ve done it on one home and turned out great. Just something to think about! That’s the awesome thing with Real Estate is there is so many things you can do!!

@Nick Nalette I would find another agent! If he is not responding know what do you think he will be going when he is suppose to guide you though a translation and negotiate on your behalf. Just my thoughts good luck!
