@Phat Dao A good use of that extra space we're you were thinking of adding that gauge could be adding a ADU(guest house or mother-in-law sweet) that will add $500-$1,000/m (depending on the local market) that is my go to to add value to a home if there is extra area to build.

@Carson Bode AZ is a great market to invest! My investors and I have definitely done well investing here! I would do some research and really see what exists you weather that’s flipping, long term rentals or any other strategies and pressure that!

@Noah McPherson being as prepared as possible and being respectful of there time.

Preparation is huge knowing your numbers and looking for neighborhoods and areas you like. Most agents operate buy word of mouth so if there a good agent referring them to friends and family goes a long way.

@Jesse Stein would agree with Mason but also a realtor is there to guide you through the process so if this realtor is not responding (red flag) I would definitely consider finding a new realtor that will respond and value’s your time.

@Joe S. I also have umbrella policy through Allstate and bundle all my other coverages and it is definitely very affordable.

@Kendall Kelly it definitely can be difficult investing out of state and intimidating!

I would definitely start if there are any cities outside LA you have family or visit often? Look at those markets first and if they have a positive influx of people year over year and a diversified economies as far as different companies that are there and there to stay.

If you just want to pick a place and go with it that’s fine as well. Just honestly start researching cities that have higher cash flow. I personally invest out of state in WA( because I us to live there and know the area) and also invest in Columbus OH. Hopefully this helps good luck!

@Lexie Greenheck what helped my partner and I create our operating agreement was time!

After you sit down and get a good ruff draft of the documents with the lawyer give your self time to think of any other situation that could happen (sleep on it) and how you and your partner want to handle those situation so there is no question on how sertain situations should be handled. A lot can change over time just make sure that agreement is clear it is there to protect both of you!

@Jasmine Myrick If you have something in righting your good if not you need to move on. Just us this deal as a learning experience and remember next time get something in writing prior to the close!

@Brad Gibson would have to agree definitely a good strategy but would focus on Tempe & Downtown PHX close to ASU & GCU campus.
