Orlando seems like a great place to buy a rental property then you look at the market and realize how saturated it is. I thought of taking a different angle to profit from this growing city: multifamily to Disney employees. The city and parks are growing like crazy and these employees need places to live for a year or two (besides presumably with mom and dad). Has anyone explored this angle or have a neighborhood they would specifically consider? I think a triplex to fourplex would be the best bet. Rents and house price seem fairly decent at the moment..

So i bought my first rental property recently and the next step is multi family. I think orlando is a great are between the disney employees and the rising demographic trends within the city. I'm still a few years away from that next step so I evaluating deals in the meantime made sense. That being said I saw the below property on loopnet. $70k net on say 240k down sounds pretty amazing. Let's figure out what's missing here... The first obvious thing is no property manager but obviously could be more from not seeing it in person. What do any experienced investors think?

@Brandon Moore also from the boston area. Just bought a SFH in palm beach and looking to level up to multi in florida soon! Tampa, jacksononville, orlando all look like good candidates...

@Michael Peach great info thanks! Do you have any of these mom and pop sort of management companies to recommend? I looked into a few of the full service shops you mentioned and after all in fees theyre getting you for ~25% which makes it almost impossible to turn a profit
