Hi All,

Just what the title says. What would you do with $150k in cash if you had put the whole thing to work in something in the US in the next 6 months?

Interested in what people see as attractive given the current environment. We're starting to see prices roll over a bit and I personally think that continues as more supply comes online.

Where would you focus on?

am i wrong in thinking most turnkey just nets your CF to zero in this enivornment? Very interested in tampa but feel like self managing would be the only way to be profitable without betting on appreciation 

Anyone any nashville lenders allowing 10% down on investment properties? Or anywhere below 20%? Wife and I have above 800 credit scores but dont want to go for the full 20%.

anyone have any thoughts on east houston? Looks like the area east of 8 and north of 45 has pretty good schools, cheapish homes and good rent. Also anyone know someone who does property management in the area? Thanks!

@Jeb Brilliant any suggestion on how to get on wholesaler mailing lists? I'm thinking about orlando too but would probably be in for up to the $300-350k range. 

@Tiffany Smith in the same boat! My wife and I are on our third property in an expensive market with another SF rental in florida and would love to get into multifamily. My issue is it seems you need 25% down once you jump into multifamily. Is this typical or am I just going to the wrong lender?
