I don’t suggest you provide a fridge with ice maker or water dispenser. You have already considered about the problem: water line breaking, flood. It is hard to deal with it in the future.

It sounds it may work. But make sure you pre screen the candidates carefully so that it can reduce the risk. Your candidates(potential tenant) can better observe the property. I think it is a good way. Maybe I will adopt it in the future.

This is not a easy and quick process. You will need to present. So I don’t think ask a lawyer to represent you is feasible. You’d better handle all these things through the whole process with the aid got lawyer.

Take pictures of all the properties he left in the house and send it to him. Tell him if he don’t come to take away the properties in a period (a week?), you will have the right to handle these property and he is considered give up the right.

From your description I guess your tenants smoke outside the room? I think it is acceptable if they smoke outside. Finding a non-smoking tenant is not an easy task. But if you forbid smoking, you can start evicting process as they break the rules.

There are many reasons for it, like your price is not competitive, there are many alike properties in your area etc. what you need to do is to take more appealing photos to attract more potential tenants.

@Randy Ferguson I use Tellus for my rental property and they handle the screening for me. The process is just sending tenants a link through the app and then I could receive the reports after it's generated. The report is comprehensive and thorough, including credit report, criminal record, eviction history, income verification and identification. I choose my tenant after all and everything goes well between my tenants and me. Also, the screening application is free! Try it out and make your life easier! 

Keep in mind labour costs that can make up to half of total refurbishment. Plus remember about short-term durability of cheap materials. Later you may end up spending much more on repairing all this stuff. Decent materials not only last long but also will be a good help if you decide to sell the property - good look will attract more potential buyers.
