I think they don’t mean to destroy the pipe. They don’t have incentive. Does your mother have insurance? Verify it with landlord. No need to be too worried about it.

View the contract. I'm sure you have a provision that the tenant must not make any changes to the property. If you do not have this clause, you may have another clause that may be used to ban this clause. Unless this is a small inflatable pool, I would consider changing the property and calling it a breach of the lease.

Please note that if you turn it into a lease and then you sell it, you will need to pay taxes. But you live in the house for two years as the main place of residence, and you don't have to pay taxes on income when you sell it.

I use Tellus too. Free app designed for rental property and it saves you a lot of time on rent collection and tracking all the rent payment.

Different state has different law about it. You need to consult professionals about it. I remember sometimes it is acceptable by partial payment.

Check your state laws, but in California, when they move out, even if they owe money to the landlord, the tenant will owe them a deposit.


They can easily get the documentation, but you can't classify it as a pet. If she has a dog, I suspect she will give up the dog to rent your place. On the other hand, I can see that she went to a website claiming it was an emotional support animal and then you were stuck. You need another applicant.

Can you just open the door and let it go? Cause it is your tenant who break the lease first. You don’t have the right to keep the pet.
