Hi Shawn! Welcome to BP and I believe you can learn a lot from here. BP has a lot of useful resources and professional people you could talk with. As for the minimum account, it depends on what kind of real estate property you want to invest in. Don't get trapped by finance, you'll always have a bunch of financial options to choose!

I probably will take this tenant into consideration. When choosing tenants, my priority is honesty. This will help reduce problems. She accepted a higher security deposit and this will guarantee your benefit. You can first sign a contract with a trial period with her. If she is nice, you can renew your contract. 

I name them by streets. Street name is more accurate and easy to distinguish. Obviously I will not invest in the same district.

How do you screen your applicants before renting them an apartment or house? What kind of criteria you'll look for and what platform you'll use?  Any advice would be great appreciated! 

Charge late fee and if that even worse, eviction ASAP
