@Shu Wang I just want to give you some advice from a friend's point of view. The tenant has brought so many dogs out of compliance. I guess you shouldn't be very happy. The best way is to re-let the house out.

I use Tellus. My tenants use it to send me rent payment and it send them a reminder when payday comes so they never pay me late. I can always see my rent roll and all the financial reports from the app. 

@Horacio Gutierrez Zumper, Zillow, Craiglist I think and I use Tellus app to help me post my listing. 

@Justin Dixon Try Tellus! It really fits for small units. I use it for my properties and all the features I use is free and they help me with posting the listings, tenant screening, rent collection, and financial tracking. I can also chat directly with my tenants using the app and store every income and expenses related to my property. Highly recommend it to make your life easier! 

@Charlie Moore I had an experience about what you're talking about. I used to collect rent at the every beginning of every month. I tried to keep nice and kind so if they delayed sometimes, I usually accept. But once, one of my tenants delayed for a couple of weeks. I was so angry and argued with him and planned to evict him. But finally I understand and forgive him after we agree to use an app called Tellus to collect rent automatically and handle all the property issues. When there's an argument, full communication is important. When it is needed, stop the lease.

Is there any bad effects this will bring you? I mean, if you hardly drive your car there, you can benefit from your neighbor. Your neighbor can park there when you're not there, and you can talk to him to help you manage your house. You can ask him to contact you under any urgencies. 

Find a lawyer to help you and you'll get professional advice. 

I probably will suggest you decorate in dark grey. As you have white siding and black shutters, grey will help integrate these colors and it will look more harmonious as a whole. Also, dark grey helps to keep clean cuz spots will be hidden in the color.

@Brandi Graham A month in a half is not a long time. From my perspective, you just started studying the business. At the very beginning, you may find everything appealing and motivating, but it will be better to wait and see whether it worths the value. Mentor is a way for you to learn, but there are also other ways. You can take time to try and see.
